Why size is the first decision

St Barthélemy is small enough to drive end to end in half an hour, so the usual constraint is not distance — it is finding a house that holds the whole group. Seven bedrooms is roughly where a villa stops being a large family home and starts behaving like an estate: a second living area, more than one terrace, and enough separation that people are not sharing a bathroom wall with their in-laws.

Below that size the island offers plenty of choice. Above it the list narrows quickly, and the good houses go early for the winter season and the holidays.

Where the large villas are

They are spread across the island rather than clustered. Flamands Beach and Lorient Beach put them directly on the sand, which is the rarest combination at this size and prices accordingly.

Mont Jean and Lurin hold the hillside estates — the largest houses on the island sit here, with panoramic sea views and no direct beach access. Marigot offers the same coastal-hillside position on the quieter north coast. Gustavia is the option if walking to restaurants and the harbour matters more than the view, and Vitet is inland and elevated, with the longest views over the east coast.

Anse des Cayes and Anse des Lézards round it out: residential, quiet, and a short drive from the north-west beaches.

What changes above seven bedrooms

Practical things shift at this size. Housekeeping is standard across the collection, but catering, drivers and additional staff are usually arranged rather than included — they are quoted per villa and per week, so ask before assuming. Minimum stays tend to lengthen over the holidays, and the largest houses often price by the week rather than the night.

The other thing worth deciding early is whether the group genuinely wants the beach at the door. If it does, the beachfront houses at Flamands and Lorient are the short list. If the group will spend most of the day around the pool, a hillside estate at Mont Jean or Lurin buys noticeably more house and more privacy for the same money.
